Abstract: This original manuscript letter was authored and signed by a Justice of the Peace named John L. Boyd on September 27, 1851. This original manuscript is a quit-claim deed from grantors Nathaniel Hallett, Rebecca M. Hallett, Eliza Hallett and Charity M. Hallett to grantee Board of Education of School District Number Three for a piece of land located in the Village of Astoria in the Town of Newtown, New York.

Historical Note    
This legal document is called a quit-claim deed. It is used to transfer interest in real estate from one person (grantor) to another (grantee). However, this deed conveys only the interest of the grantor at the deeds execution and does not guarantee the grantor legally owns the property. Therefore, unless warranties are agreed upon, it leaves the grantee with little legal protection if future problems arise. This deed is useful when transferring property from one family member to another and is commonly used in divorce proceedings.  

The Halletts are descendants of William Hallett, an Englishman who migrated to New England before purchasing a large tract of land in Hellgate, New York in 1652. Hellgate is the name given to the narrow ship channel in the East River between Wards Island and Long Island. In 1655, Hallett’s house was burned down by native peoples and he was forced to settle in Flushing, Long Island. However, after the English took control of the colonies from the Dutch in 1664, Hallett moved back to Hellgate and purchased more land in Halletts Cove, which is now incorporated in present-day Astoria. Halletts Cove is a small sheltered bay located along the western edge of Long Island aligning with the northern part of Roosevelt Island.

John L. Boyd was a Justice of the Peace for the Village of Astoria. He married Catherine Weeden in 1850 and had one child named Elizabeth Boyd in 1851. He died at the age of 51 in 1859 after suffering from “dropsy” for a total of 23 days. Dropsy is a disease that occurs from the swelling of soft tissues due to an excess of bodily fluids.

Of September in the year one thousand eight hundred and fifty one between
Nathaniel Hallett, Rebecca M. Hallett, Eliza Hallett 
and Charity M. Hallett, all of the Village of Astoria in 
The town of Newtown in Queens County and State of New York of
The first part: and “The Board of Education,” of School district
Number Three in the Town of Newtown in the County of Queens
Of the second part, Witnesseth, that the said parties of the first part, for and in consideration of the sum of two hundred and fifty dollars,
Lawful money of the United States of America, to them in hand paid, by the said parties of the
Second part, at or before the ensealing and delivery of these presents, the receipt whereof is hereby
Acknowledged, have granted, remised, released and quit=claimed, and by these presents do grant, remise, release and
quit=claim, unto the said parties of the second part, and to their successors and assigns for ever, All
That certain piece of land, situated in the Village of Astoria afore-
Said. Bounded and containing as follows towith: Beginning at a
Point on the Northerly side of Main Street, at the Southeasterly
Corner of land belonging to St. George’s Church: running thence North-
erly along the line of such last mentioned land. One hundred and forty
Two feet, ten inches, more, or less: thence Easterly and still along such 
last mentioned land. one hundred feet more or less to land formerly be-
Longing to the estate of Lewis Hartman deceased: thence southerly along
